Founded in 2020 by Lee Marsh; who has over 15 years’ knowledge and experience of SAP calculations, Eden SAP Services provide a professional service offering best value advice and expertise in achieving compliance with Building Regulations. In addition to being a qualified SAP assessor Lee Marsh is also a qualified Architectural Technician, which allows a better understanding of construction methods and design. SAP Calculations
Office building conversion to 26 flats, with 3 new build flats on roof – Chelmsford

Eden SAP Services were appointed by the project architect whom we have worked with on a number of projects. In addition to converting the existing office building into 26no. 1 and 2-bedroom flats, a third floor was added on top of the existing roof to provide 3 flats of a more contemporary design with private terraces.

The architect designed the new build flats with a light-weight steel frame which involved insulation between and over the frame to assist with the u-value. We provided options to assist the new build flats gain compliance, with PV panels selected as the most suitable option.

Part of the existing building was Listed and the windows in the Listed section were single glazed and could not be upgraded. Therefore, part of our scope of works was to provide options for insulation so the dwellings will achieve a SAP rating no lower than ‘D’.

SAP Calculations and Review
90 new build dwellings for housing association – Wymondham

Eden SAP Services were appointed by the housing association during the planning process on a scheme of 90 dwellings in Wymondham. Our brief was to review the clients design brief and specifiy how they could ensure that each of the dwellings complied with Building Regulations and achieve a ‘B’ rating in the SAP calculation.

Traditional construction was specified with 125mm fully filled cavity to assist with the u-values along with an air source heat pump.

The specification proposal was used as part of the tender process to ensure the clients requirements were correctly priced.

Eden SAP Services were also appointed by the winning contractor and as such continue to advise on energy matters and will be producing the as-built SAP calculations and EPCs once the build is complete.

Looking forward the housing association has an aim for all its dwellings to achieve an ‘A’ SAP rating and we are working with them to help them achieve this with the use of improved u-values and renewable technology options.

SAP Calculations
New build development 200+ dwellings – Norwich

This scheme is part of a master development which has been broken down into a number of phases, each one being submitted for planning approval and building regulation approval separately at different stages in the development. Each phase also being tendered separately.

So far, we have been appointed to carry out the SAP calculations on three phases by two different contractors.

The scheme uses timber frame construction, which helps improve the thermal performance of the dwellings. Some dwellings also benefit from having PV panels, since the planning approval stipulated 10% of the energy demand be provided via renewables. Working with the contractors, we produced an Energy Statement to show how the planning requirements would be met using the contractors’ preference of PV panels.

Overglazing SAP Calculation
Extension to single dwelling – Welburn, York

Appointed directly by the homeowner once their new extension had been completed, after Building control stipulated at completion that an overglazing SAP calculation was required.

We advised our client to ensure they had a good understanding of the requirements and implications glazing can have on an extension gaining compliance with Building Regulations Part L.

Even though the new extension included large 6 metre bi-fold doors and roof lights the SAP Calculation we produced passed when taking into account the orientation of the house, the insulation used in the extension and the heating system that heated both the original house and the new extension.

This was great news for our client as it avoided having to make changes to the completed extension and allowed it to be signed off by Building control. Had it not passed, we would have looked at other options such as upgrading the insulation in the existing house or improve the boiler and possibly even changing the glazing. This highlights the importance of getting a SAP assessor involved at design stage to produce a SAP Calculation, ideally before planning approval, but certainly before construction starts on site to avoid unexpected costs or changes at a later stage.

SAP and SBEM Calculations with Energy Statement
Mixed use development – Poringland

Mixed-use development of 15 residential dwellings and a new build office building in Poringland requiring SAP and SBEM Calculations and Energy Statement.

Working with the developer on the residential dwellings we produced a specification that would meet the requirements of Building Regulations taking into account budget and buildability. SBEM Calculations were carried out for the office building.

Planning policy required 10% of the energy demand be supplied via renewables. As part of the scope of works we provided a supporting Energy Statement showing that the most suitable form of renewable technology on this scheme was PV panels.

Pre-assessment CSH
Housing association 60 affordable new build dwellings – Ipswich

As part of the housing association funding requirements, the contractor was required to show that the development could achieve the requirements of Code for Sustainable Homes (CSH) Level 4 should a formal assessment be progressed, even though CSH was no longer current policy.

The SAP Calculations along with the planning design and building regulation drawings had already been completed when we were appointed. There were a number of items that could not be changed. For example: the fabric, building orientation and glazing sizes. Therefore, we worked with the contractor and produced a design stage assessment to identify the credits which could be achieved.

Liaising closely with the contractor during construction regarding any changes to the specification we were able to ensure the Code requirements were still achieved. We carried out a further review once construction was complete and were able to confirm that the scheme as built would have met the requirements of Code Level 4 if a formal assessment had been completed.

SAP Calculation
Barn conversion to form large dwelling – Lowestoft

Appointed direct by the homeowner who was looking to convert a barn into their forever home.

Our client wished to retain a number of the barn’s existing features, such as, vaulted ceiling and brickwork features to the external walls. Therefore, we had to review and specify different insulation options to ensure the building was thermally efficient without affecting the barn’s existing character.

Our client was keen to make their new home as energy efficient and low carbon as possible. The dwelling benefitted from zoned underfloor heating via an air source heat pump.

Part of the planning approval required the floor to make use of Limecrete. As such we undertook a review of different thicknesses and types of insulation that would work with the underfloor heating efficiently whilst achieving a high level of thermal performance.

SAP Calculations and Sustainability Report
60 new build dwellings – Stradbroke, Suffolk

Having worked with our client, a large developer, for a number of years we have a good understanding of their preferred construction methods and tailored our services to suit their needs and advise them how to achieve compliance with Building Regulations.

We were appointed to carry out SAP Calculations and a Sustainability Report for the scheme, a mix of 60 new build private, shared ownership and affordable, 1, 2, 3 and 4-bedroom dwellings.

The Sustainability Report assisted our client discharge the planning condition relating to the local council policy requirements for a Sustainability and Energy Strategy. This detailed the measures to be implemented to reduce both carbon emissions and householder running costs. The measures included air source heat pumps and the provision for electric car charging points for each of the new dwellings. In addition, our client is installing electric car charging points specifically for their staff and visitors to use during the construction period.
